Services Are Included With Every Home Inspection

Infrared Inspection

      Infrared Thermal Imaging
     (Included with Every Home Inspection)

Every home inspection includes infrared thermal imaging to help identify temperature anomalies that may be consistent with moisture intrusion, insulation gaps, air leaks, or electrical overheating. Findings are verified where possible and documented in your inspection report.

Infrared is a screening tool; results can vary based on conditions at the time of inspection.

Drone Pilot logo

Drone Roof Inspections in Northern Illinois & Eastern Iowa

FAA Part 107 Certified Remote Pilot
Commercial drone operations performed in accordance with Federal Aviation Administration regulations for safety and compliance.

Drone technology allows us to safely evaluate roof coverings, flashing, chimneys, and other elevated components when direct access is not practical or safe. High-resolution aerial imagery provides additional insight into roof conditions and surrounding exterior areas.

Drone roof inspections are used when conditions permit and do not replace a hands-on roof inspection when safely accessible. When appropriate, aerial imaging is included as part of our standard home inspection process.

This technology enhances our ability to evaluate steep, multi-story, or otherwise inaccessible roofing systems. All relevant findings are documented in your inspection report.

If roof access is limited or unsafe, aerial imaging provides a safer alternative for evaluation.

Additional Inspection Services Available

WoodDestroyingInsectsInspector

Wood Destroying Insect (WDI) / Termite Inspections

Wood Destroying Insect (WDI) inspections are available as an add-on service and are commonly required for real estate transactions, including FHA, VA, and conventional financing. WDI inspections are available in Sterling, IL and surrounding Northern Illinois communities.

During the inspection, we evaluate accessible areas of the structure for evidence of:

  • Termites

  • Carpenter ants

  • Carpenter bees

  • Powderpost beetles

  • Visible wood damage

  • Conditions conducive to wood-destroying insect activity

When requested, we complete the official NPMA-33 Wood Destroying Insect Inspection Report required by many lenders and real estate professionals. The NPMA-33 form is the standardized Wood Destroying Insect Report accepted by lenders nationwide.

WDI inspections are limited to visible and accessible areas at the time of inspection and do not include destructive testing.

Add a WDI inspection to your home inspection at the time of scheduling to ensure your transaction stays on track.
