What Our Mold Inspection Includes

Our mold inspections are not limited to air sampling alone.

Each assessment is performed with a focus on identifying conditions that may contribute to mold growth, including moisture intrusion, humidity concerns, and visible indicators of microbial activity.

The inspection includes:

• Visual evaluation for signs of mold and moisture intrusion
• Identification of conditions conducive to mold growth (including humidity, ventilation, and drainage concerns)
• Air sampling to evaluate airborne mold spore levels
• Surface sampling of visible growth, performed at the inspector’s discretion or upon request

Additional Sampling

Surface sampling is used selectively to help confirm and document visible conditions and is not required in all situations.

Additional samples may be collected at the inspector’s discretion or upon request. Fees may apply depending on the number of samples collected.

Optional Air Quality (Particulate) Testing

Particulate (air quality) testing is available as an optional add-on service.

This testing evaluates airborne particles that may impact indoor air quality and can help identify environmental concerns beyond mold.

Independent Laboratory Analysis

All mold samples are submitted to Pro-Lab, an accredited third-party laboratory, for independent analysis.

Laboratory results are incorporated into your final report and may include:

• Indoor vs. outdoor spore comparisons
• Supporting data for remediation decisions
